Survey and BIM for the built fabric.

Measured building survey, LiDAR scanning, Revit modelling and reality capture for commercial, heritage and residential buildings. Survey data delivered directly into the design, planning and refurbishment process — from RICS-standard floor plans through to fully federated Revit models built from point cloud.

From measured survey to federated BIM.

RICS-standard measured building survey provides the accurate floor plans, sections, elevations and roof surveys required for planning applications, refurbishment design and heritage recording. All surveys are conducted to the RICS Measured Survey of Land, Buildings and Utilities specification and delivered in CAD format, with accuracy statements and methodology documentation included as standard for planning authority and building control submission.

LiDAR point cloud capture of complex, irregular and heritage structures gives design teams a full three-dimensional record of the existing building fabric — including the as-built geometry that hand measurement cannot easily capture. Point clouds are registered to national datum and can be sectioned, extracted and interrogated to produce accurate two-dimensional drawings, three-dimensional models and dimensional schedules directly from the survey data without revisiting site.

Scan-to-BIM Revit modelling transforms point cloud data into fully federated Revit models at LOD 2, 3 or 4 — structured to the Employer's Information Requirements and delivered in formats suitable for Revit, IFC, COBie and NBS Chorus environments. Models are built by experienced Revit technicians working directly from point cloud, ensuring the model reflects the actual building rather than design intent — reducing risk in refurbishment, extension and adaptive reuse projects.
