What it is

What is a measured building survey?

A measured building survey is a dimensionally accurate record of an existing building. We capture the geometry by terrestrial laser scanning, total station and handheld scanner, and process the data into 2D floor plans, sections and elevations — and, where required, a 3D point cloud, a Revit / IFC model and a federated BIM file.

The survey is the existing-building base that architects, structural engineers, M&E consultants and BIM coordinators work from for refurbishment, conversion, retrofit, listed-building consent, facade remediation, planning applications, facilities management and as-built verification. Every project is delivered under the RICS Surveys of Land, Buildings and Utilities professional statement, with documented control, independent dimensional verification and a full QA record issued alongside the drawings.

Measured Building Survey

Accurate, RICS-standard survey documentation.

Our measured building survey service provides accurate 2D and 3D documentation of buildings, structures and heritage assets. Using terrestrial laser scanning (TLS), we capture complete geometric data in a single site visit — delivering floor plans, sections, elevations and 3D models to RICS guidance and client specification.

Scan data is processed to produce clean, dimensionally accurate CAD drawings and BIM-ready point clouds. All survey work is conducted under a documented quality management framework with independent accuracy verification against established control.

We work across the full range of built environment projects — from pre-purchase condition surveys through to listed building documentation, construction verification and facilities management data capture.

Pre/post-construction as-built survey to verify work against design intent. Dimensional checking and deviation reporting against BIM or CAD drawings to agreed tolerances.

What is a measured building survey?
A measured building survey is a dimensionally accurate record of an existing building, captured by terrestrial laser scanning, total station and handheld scanning. The deliverables are 2D floor plans, sections and elevations, and optionally a 3D point cloud and Revit/IFC model. The survey is the existing-building base drawing that architects, structural engineers and BIM coordinators work from for refurbishment, conversion, listed-building consent, retrofit, FM data capture and as-built verification.
What deliverables will I receive?
Standard 2D outputs are AutoCAD DWG floor plans, sections and elevations at scales between 1:50 and 1:200, with full dimensions and room references. Optional 3D outputs include a registered E57 or LAS point cloud, a Revit 2022/2024 model at LOD 200–400, and an IFC export for BIM coordination. Every survey ships with a layer schedule, an accuracy statement against control, and PDF preview sheets for review.
What is the difference between a measured building survey and a topographic survey?
A measured building survey records the building — internal floor plans, sections, elevations, ceiling heights and openings. A topographic survey records the site — external levels, contours, boundaries, vegetation and surface features. Development projects with an existing structure on site typically need both: the topographic survey supplies the external ground base, the measured building survey supplies the building geometry. Do you survey listed and heritage buildings?
Yes. Listed and heritage building survey is a regular part of our practice. We use high-density terrestrial laser scanning to capture ornamental detail, decorative features, structural anomalies and complex geometry that conventional measured survey cannot. Deliverables are produced to Historic England Metric Survey Specifications for Cultural Heritage and the RICS Surveys of Land, Buildings and Utilities professional statement. Recent example: the Highbury Stadium Square facade survey (former Arsenal stadium, Islington) — Grade II listed East Stand context.
Will the survey be suitable for a planning application?
Yes. Floor plans are issued at 1:100 with full dimensions, room labels and key heights, with elevations at consistent scale — the format most local planning authorities expect. Where the LPA requires drawings georeferenced to OS National Grid (most do for major applications), survey control is established from GNSS to OSGB36/ODN and threaded through the building control network.
What CAD layering convention and file formats do you deliver in?
Drawings follow the RICS Surveys of Land, Buildings and Utilities layering convention with separate layers for walls, openings, fittings, dimensions, levels, annotation and grid. AutoCAD DWG is standard; DXF and PDF are issued alongside. 3D deliverables: Revit 2022/2024 (.rvt), IFC 2x3 or IFC 4, E57 or LAS point cloud. Coordinate system is project-specified — typically OSGB36/ODN or a contractor-defined site grid.
