A measured building survey (MBS) is a precise record of a building’s existing physical form — its dimensions, layout, structure, and features — captured and drawn to an agreed scale and accuracy. Our approach combines terrestrial laser scanning with drone photogrammetry for exterior elevations, producing a comprehensive point cloud dataset from which all drawings are extracted. This ensures spatial consistency across all outputs — floor plans, elevations, sections, and 3D models are all derived from the same measured dataset.
All drawings are supplied in DWG and PDF format, coordinated to OS National Grid or a project-specific datum. We work to RICS Measured Survey specification (3rd edition) as standard, and can meet bespoke client accuracy requirements on request.
Survey time depends on the size and complexity of the building. A typical two-storey house takes half a day on site, with drawings delivered within 5–7 working days. Larger commercial or industrial buildings may require a full day or more on site. We provide a programme estimate at the time of quoting.
We survey to RICS Grade 2 or Grade 3 accuracy as standard, achieving positional accuracy of ±5–10mm for Grade 2 and ±10–15mm for Grade 3. For projects requiring tighter tolerances — such as structural steelwork connections or historic building recording — we can work to Grade 1 (±5mm) using our high-accuracy laser scanning equipment.
